Whitbread kicks off construction of its first Outer Dublin Premier Inn

- 157-bedroom hotel at Sandyford Business Park is targeted to open in Spring 2028

Whitbread PLC, the parent company of Premier Inn, the UK’s largest hotel chain, has commenced construction of its first hotel in Outer Dublin at Sandyford Business Park, D18.
The 157-bedroom hotel on Arkle Road will feature the brand’s latest format bedrooms and ground floor spaces, including its popular ‘enhanced’ Premier Plus bedrooms.
Galway-headquartered Monami Construction has been appointed to lead the build which is anticipated to take around 18-months to complete.
Sandyford Business Park was selected by Whitbread as the first location for Premier Inn in Outer Dublin given its blue-chip and international occupier base and excellent transport connections.
The company acquired the long-lease interest of the site in December 2023 and successfully secured planning permission for the new eight-storey hotel from Dún Laoghaire–Rathdown County Councilin May 2025.
When it opens in Spring 2028, the Sandyford Premier Inn will be the 9th Premier Inn hotel in Ireland – and the business is targeting four further locations for brand in Outer Dublin as it works towards its nationwide 5,000-bedroom target.

Whitbread has been growing a network of Premier Inn hotels in Dublin City since opening its first central location at South Great Georges Street in November 2021. It now welcomes customers to six trading Premier Inn hotels across Dublin and Cork – with a further five hotels currently under construction in Ireland.

Monami Construction has a lengthy track record of constructing hotels for leading budget and midscale operators in Ireland and elsewhere, and the Sandyford Premier Inn is the company’s first development for Whitbread in Ireland.
